Quarterly Newsletter ~ May- July 2025
Message From Your SRV Board Members
Spring has arrived as we are quickly approaching summer bringing fresh energy and beauty throughout our community. The days continue to get longer, the trees are waking up and our community is blooming once again.
As we dust off our porches and open the windows, let's take a moment to appreciate time when in the village. Whether you already visited from the winter months or are planning to return again soon, we look forward to another season of connections, relaxation and making memories.
Let's continue to look out for one another, keep our homes beautiful and enjoy the simple pleasure spring has to offer us at Snow Ridge Village.

Ad-Hoc Board Committee
- Roofing - Mike Zumpino and his committee made a recommendation to the full board which was shared earlier this year. There are two approved options for SRV roofs, Cedar Wood or Certain Teed, Dimensional Presidential Series, color Weatherwood. Please indicate on your application which product you intend to replace on your roof.
- Siding- this committee has not been formed just yet. We plan to organize this committee in the fall. If you are interested in being on this committee, please email me and I will add you to the list, snowridgepresident@gmail.com
- Security- There has been some confusion on how we are supporting the community and it's safety. We have hired a security guard during the months Jack Frost Mountain is open, typically December - Mid-March. The schedule is on Fridays, Saturdays and Sundays, but also includes holidays during the winter months. The board had many discussions about security coverage, over Memorial Day weekend, Pocono Race weekend, July 4th and Labor Day weekend. However, we are finding it difficult to secure a security guard for the limited days. We will continue to look for someone interested in this very part time schedule and will communicate to you once we have secured a guard.
- In addition to the security guard, we have added cameras to the village that monitor the complex 24 hrs/7 days a week/365 days a year. The locations of the camera are meant to focus on cars, their make, model, and license plate number. The videos captures time and direction the vehicle(s) visit while in our village. The security cameras are not situated in such a way to see houses. The cameras hold the recordings for 30 days. Should you need assistance, please contact Brad with the reason, date and time of incident. The board has adopted a camera policy which can be found on the SRV Website in the Members section, in the Owners Forms & Files.
- We highly encourage each unit to install security cameras to capture issues that occur at your specific location. Most cameras will run off your home internet and can be set up to monitor through your personal call phone.
- Should issues arise at your house, please contact 911, Kidder Township Police to report the concern and let Brad know so that our cameras may offer assistance towards the issue.
- We are looking for community members to join all committees. Please reach out to the lead SRV Board member to get information of meeting dates, times.
- All meetings are virtual, occur monthly or as needed. Time commitment is less than one hour a month.
Here are some highlights from our monthly meetings, as shared by committee chairs:
Finance Committee- Mike Zumpino and his committee members meet monthly to review the SRV budget, operating expenses, and savings. As you can see from the proposed budget sent to you from Brad's office, the board recommended a zero budget increase for our dues. This was important to the board members while we stay focused on maintaining the village with areas in need of being addressed and keeping the grounds looking beautiful. If you have specific questions, please reach out to Mike or ask at the June community meeting.
ARC Committee- Michele LaMastra is Committee Chair of this committee and will work with Brad for applications that are submitted to Brad at Preferred Management. Applications can be found on the SRV village website under the Owners Forms and Files section. You must be sign up in the Members Only section of the website to access the form.
Completed applications should be submitted to Brad Jones at Preferred Management. His office will approve requests and follow up to make sure the job has been completed. When using a contractor, please remind them they cannot leave their trucks or storage trailers overnight in the village. They can be kept in lot 12.
As a reminder, we do not own the land outside of the footprint of our homes. We have allowed for air conditioning units, gutter downspouts, deck stairs, drain spouts and landscape on community property, but only after being approved by the ARC committee.
Any questions, please reach out to Brad's office at Preferred Management or Michele at srvarc1@gmail.com
All outside work allowed between April 1st and November 30th each year.
Operations Committee- Leslie Slifer is the committee chair. She has established a committee that meets bi-weekly to receive updates on the community and discuss concerns and plans for the following weeks. She meets with Brad (Property Manager) and Kenny (SRV Maintenance Supervisor) . Topics recently discussed were drainage in the village, trails and signage, roadway paving, security cameras, tree removals throughout the village, painting updates for both the decks and houses. She will report more during our June meeting.
Website Committee- the website continues to be updated and is available 24/7 to provide every homeowner with resources and information specific to the village. You must register to sign on. There is a member's only section that only homeowners can have access to. Contact Shawn Pickul with any concerns or questions at snowridgev@gmail.com. You will need to access this in order to pay your annual dues.
Social Committee- Our annual summer picnic will be held on Saturday, June 7th at 5:30 PM in SRV. See below for more details.
If you have any suggestions for future social events, please reach out and share your ideas to Carole Butler at snowridgescc@gmail.com
If you RENT your home in SRV, please make sure the SRV Rules are displayed so they know where the trash is to be stored; parking spaces may not be directly in front of the unit; only two parking spaces allowed with over flow parking in Lot 12 (Just past the guard shack); and no fireworks or open flame fires may be started in the village.
- Rental units, please make sure you have registered with Kidder Township and with Property Management. There are fees to register with both groups. Property Management will send you a copy of the community rules that must be displayed for view within your unit. Please inform your renters where to put their trash, as we have seen bags just left outside of the units for several days. Additionally, place a sign indicating that trash will be picked up on Mondays and Thursdays.
- Renters are not have dogs.
- If you are advertising on VRBO and/or Airbnb, please make sure you are register with BOTH Kidder Township and Preferred Management. There could be fines assessed if you have not registered.
We want our visitors to have a great time, while at the same time respecting our beautiful community.
A reminder to the community, there is a Facebook page "Snow Ridge Village", which is maintained by community members. Please join, but use it for questions, suggestions or celebrations. The board is not associated with this page.
We highly encourage all members of the community to sign up for the newsletters, the website and other forms of communication. Recently, we have met several people who are unaware of happenings because they do not receive emails as it went to their spouse/partner or junk mail and we want to make sure all household members have access to information.
Trust- HOA Update**
If you have not voted, please contact Brad and help us get to our required number to count the votes.
We are making progress on collecting homeowner votes to either keep the current trust or convert to an HOA. This question has been raised for many years and it is finally a matter that this board is willing to tackle. It has not been easy working with attorneys to understand the current situation Snow Ridge Village is operating under.
Currently, since the trustee resigned we have been unable to find a replacement. During the transition, the board has continued to work and make decisions so that the community does not fall into a disorderly state. We are committed to keeping the community strong. In that vein, we need your help. Legally the community requires a minimum of 2/3 homeowners to vote on a decision to transition from a trust to an HOA. The justification for this recommendation was explained at both the June and November homeowner meetings as well as during a zoom single subject call held in May of 2024.
If you have lost your ballot, we encourage you to contact Brad to obtain duplicate materials. Should you have any questions before you vote, any board member or Brad will be happy to answer your questions. But doing nothing is not an option.
We need to hear from a minimum of 2/3 homeowners, but would really like to hear the voice of all homeowners.
We will have an update at the June meeting and next steps.
