PRESIDENT'S LETTER
Dear Cape Story by the Sea neighbor,
I’m honored and excited to be the new president of CSBTS Civic Association. If I haven’t met you already, I look forward to it! Your new first VP is Lisa Stephens and second VP is Dale Smith, both of whom are jumping right in with enthusiasm. Todd Solomon and Will Oakley have stayed on as your extraordinary secretary and treasurer respectively. Much appreciation and gratitude goes out to Diana Albis, Empsy Munden and Cathie Sykes for their many years of service on the Board.
Our super fun annual Independence Day parade and party at the park is coming up July 4 starting at 10 am. This is a big year for the USA as we celebrate 250 years and that is the theme of the parade this year.
Volunteers are beginning to work on updating our bylaws, website and social media. We want to make it easy for you to always know what is going on here in the neighborhood as well as the surrounding local area.
Please be sure you are currently an active member by checking the attached list. If your address is not on it, you are not current. Please go to https://capestory.org/2019/05/08/online-payment-for-csbts-membership-dues-now-available/ and click the link to make your payment for 2026. Only active members are eligible to vote on civic association issues including by-law changes, expenditures and elections. Your dues help to support events such as Spring Fling, Fourth of July, Oyster Roast, Cape Santa and others. This year the funds enabled us to complete the park beautification project. Check it out – we have grass!
The next CSBTS Civic Association meeting is June 8 at Lynnhaven Colony Congregational Church (2217 W Great Neck Rd) 7:30 pm. I’m very sorry to miss that one but I’ll be at a family wedding. Lisa Stephens will conduct the meeting and all are welcome. After that, we will be meeting quarterly instead of monthly and the locations may vary. We’ll keep you posted!
We have such a unique and amazing neighborhood!

July 4th Festivities
July 4, 2026 10:00 am – 12:00
Theme: USA - 250 years!
Parade participants: At 9:30, gather where Beech Street meets the bike path. Allow for Emergency vehicles to be first, followed by antique vehicles and anything fragile. Continue to line up, scooting forward (south) to avoid spilling into Shore Drive. Be aware the streets are not closed to other traffic. Parade starts moving at 10.
Parade viewers: The route goes south of Beech St. Left on Poinciana. Left on Bayberry, ending at the park. If you prefer to avoid water balloons, take Beech, Oak or Maple towards the path and to the park after the parade.
Water balloons: This is not part of the civic association event, but we understand the neighbors make it happen and it’s a hit – pun intended. Please be very considerate of parade participants and don’t throw balloons at them. Also, be careful to avoid injuring yourself and others, being aware that there are small children in the area. Finally, please pick up at least as many spent balloons as you threw.
Party in the Park -After the parade, come join your neighbors and friends at the Cape Story park, where there will be light breakfast items (sausage biscuits, fruit cups and donuts)
Program begins at 11:15 with the National Anthem and Pledge of Allegiance, followed by Awards given out to some of the parade participants
Ice Cream truck – Free ice cream provided to the children by Krissi Wood, Realtor with Atkinson Realty and neighbor – Thank you Krissi!

Shore Drive Condominium Project (proposed at Marlin Bay Drive intersection)
The following basic information was taken from a presentation made by Mr. Mark Ronsenfield, Exec. VP of McLeskey, at the February Bayfront Advisory Commission meeting.
- 52 Condo Units consisting of 2, 3 and 4 bedroom layouts
- 2,000 to 2,500 sf commercial component
- 4 to 5 stories tall with living space overtop parking
- Maximum height approximately 62 feet
The project will require a change in zoning from its “by right” PDH-1 (4.25 units per acre) to B-4 (24 units per acre). It will need to be reviewed by the Planning Commission and approved by City Council before construction can start. Public comment will be possible at both of the future meetings.
The developer’s complete presentation can be found at https://weloveshoredrive.com/2026/03/15/shore-drive-condominium-project-proposed-shore-drive-and-marlin-bay-drive-intersection/
