Spring 2025 Newsletter
Liberty Knoll Homeowners Association
Annual Meeting
Please mark your calendars and plan on attending!
Our annual meeting will be held in the clubhouse on May 20, 2025 at 7:00 pm.
Spring Cleaning Time!
Please be advised that we will again place a dumpster on site for the sole purpose of allowing residents to discard unwanted personal property. This spring-cleaning effort is coordinated with our garbage/recycling hauler, CRP.
The dumpster will be placed in the same location as in previous years on upper Vista Court on Monday, May 12 until it is full. Please be advised that there are some restrictions as to what is allowed in the dumpster and the following items are prohibited:
Demolition or construction debris from remodeling/home improvement projects
Tires
TV’s
Computers or other electronic waste
Paint
Concrete
Chemicals of any kind
We encourage everyone to take advantage of this service and for those that do to abide by the restrictions listed above. Please be a good neighbor and if you spill or break anything while placing something in the dumpster, please clean it up.
Community Day
Join Us on Saturday, May 17th
While the dumpster is on site, we will be cleaning out the clubhouse and its basement of unnecessary items. Great News: we are replacing the refrigerator!
Please come and help make our common space clean and comfortable for all!
Parking at Liberty Knoll
Traffic & safety issues are created when we do not park legally within the community. Our roads are simply not wide enough to accommodate street parking. There have been a number of complaints and after several attempts to take corrective measures, there are still parking violations. As such, the BOD has decided to implement a new parking system.
HOW DOES IT WORK?
Each homeowner will receive two parking tags that must be placed on the vehicles belong to your unit. Vehicles and license plates at each residence must be registered in the system. A change in vehicle will require a new registration form.
We are looking for a few community members to be on the Parking Committee in order to help manage the information and monitor progress. Please send an email to the LKHOA email if you are interested.
WHEN WILL IT BEGIN?
Homeowners should submit the form linked below as soon as possible. Tags for registered vehicles will be available for pick up starting May 20th at the annual meeting.
Beginning June 1, 2025, homeowners will be fined for any vehicle found to be in violation of the LK parking rules.
HOW TO AVOID FINES
Follow the LK parking rules. Park in your garage, driveway or in a designated parking spot. Do NOT leave your car parked in the street.
2nd Annual Easter Egg Hunt was a great success!
Looking Ahead
- All-State Leaf Guard will be here in mid-May to clean the gutters. An email will follow with details.
- We'd like to plan another summer party- Luau or Block Party? What ideas do you have? Send an email to our email to let us know if you want to help plan!
DECK Work Check-In
George Apap Painting recently completed work in our complex. While the project is mostly finished, some areas may need improvement.
Please take a few minutes to inspect the deck and siding around your unit or nearby common areas. If you notice any issues or incomplete work, report them by Monday, May 5th, so we can compile a list and coordinate repairs with the company.
Your feedback is important and will help ensure the best results for our community.
Being a Good Neighbor Means...
Handbook Highlight: #49 Signs
Advertising signs, billboards, or other sign devices are not permitted. Special dispensation may be requested from the Board of Directors, in writing. Variances will not be granted to signs that are political or religious. Signs that promote or incite hate speech or target protected classes of people will not be tolerated or allowed. Signs will be promptly taken down by Property Management. Replacing a sign, or erecting a second sign that is not approved by the Board is subject to a fine of $25.00 for each violation.
A Little Effort Makes a Big Difference!
It’s time for a quick cleanup around the outside our homes including the decks! If you have any old decorations, toys, or other items lying around, please take a little time to put them away. We all share this space, and a little effort from each of us goes a long way in keeping it looking great. Thanks for pitching in — it makes a big difference!
Being Considerate. Leash your pet at all times.
Pet owners are expected to be respectful of their neighbors and always clean up after their dogs. This includes the waste bags. Please be sure they make it to the dumpsters.
If a homeowner chooses to ignore these guidelines, they will incur a $25 fine for each violation.
Observing the Posted Speed Limits
Be sure to drive slowly throughout our neighborhood.
We have many people that enjoy walking and they need to be safe to do so.
If a homeowner is reported to be speeding, they will face a $50 fine.

Garbage & Recycling

Every time we need to call CRP Sanitation to clear the mess, it affects all of us since it is always an additional cost.
Please be considerate- Call CRP directly if you have larger items to dispose of.

Keep the Sheds Clean!
It's up to each one of us. Keep the garbage & recycling sheds clean!
- Break down the cardboard. We incur extra costs when homeowners ignore this.
